Services for Landlords

Lester Smith provide a specialist lettings and management service to residential property investors in the South West London area. We see our role as a partnership with the landlord to make their investment as profitable as possible whilst it is under our management.​

We take a unique hands-on approach to property management. Every call from a tenant is dealt with in the way we believe a landlord would if he were managing the property himself. For example we personally investigate all reported reparing issues and deal with them in a sensible manner, which often results in us rolling up our sleeves rather than calling out an expensive contractor.
 
This kind of service works on several levels; reducing the overall running costs to our landlord clients, keeping tenants happy and properties occupied longer therefore also reducing the number of voids between tenancies.
 
We believe the secret to maintaining this high level of service is to keep our business small and personal allowing us to gain an in depth knowledge of individual properties whilst developing a close working relationship with tenants and landlords.
 
We are members of the Royal Institution of Chartered Surveyors.

Full Letting & Management Service
 

15% plus VAT (18% inclusive of VAT) of the rent for the first year of a tenancy payable by monthly instalments.
 

12.5% plus VAT (15% inclusive of VAT) of the rent for any renewal or extension of the tenancy beyond the first year payable by monthly instalments.      
 

Full Letting Service

10% plus VAT (12% inclusive of VAT) of the rent for the first year of a tenancy payable annually in advance.
 

7.5% plus VAT (15% inclusive of VAT)  of the rent for any renewal or extension of the tenancy beyond the first year payable annually in advance.             
 

Tenant Finding Service
 

11% plus VAT (13.2% inclusive of VAT) of the rent for the first year of a tenancy payable annually in advance. No further fees are payable

This is a limited service designed for experienced landlords who wish to deal with all aspects of the management of the tenancy themselves
